Located in the heart of Kirkland, WA, the Kirkland Shell Station transforms a former automotive fueling and repair station into a modern, streamlined convenience store. This 2,389-square-foot renovation reimagines a utilitarian site into a retail destination that’s accessible, efficient, and visually refreshed.
Key Project Highlights:
- Integrated Retail Environment: The new layout introduces a spacious 1,051-square-foot sales floor supported by dedicated zones including a beer cave, walk-in cooler, and specialty drink station.
- Convenience Meets Comfort: Customer restrooms, office space, and a defined sales area are all brought indoors through a 162-square-foot west-side enclosure, once an exterior overhang. The new addition enhances usability without expanding the building footprint beyond existing boundaries.
- Architectural Addition: A 253-square-foot extension at the northeast corner, previously the car wash exit, now houses additional retail functions and screens rooftop HVAC systems. This new volume adds architectural interest and elevates the street presence of the building.
- Envelope & Roofing Upgrades: The building envelope received a comprehensive overhaul, including fully insulated wall assemblies, new “Box Rib” metal siding, and stone veneer accents for improved energy performance and visual appeal. A new roof system was installed to replace the existing structure, providing better thermal protection, drainage, and integration with mechanical equipment.
- Sustainable Infrastructure: The project integrates reused gas and electrical systems, updated to serve the new layout. New slab pours, sidewalk improvements, and re-striped parking complete the upgrade with durability and ADA compliance in mind.
The scope of work included extensive demolition, concrete infill, HVAC coordination, MEP reconfiguration, custom refrigeration layout, new roofing, and envelope improvements. Designed by Theorem Architecture, the project reflects thoughtful adaptive reuse while aligning with city and code requirements. The result is a revitalized neighborhood asset with new life and new purpose.
