Avara Construction transformed an existing 22,018 SF warehouse and office facility into a modern, integrated workspace designed to support light manufacturing operations. This tenant improvement project involved constructing 8,487 SF of new office space and renovating a 1,337 SF mezzanine office while upgrading the 7,357 SF fabrication area and 4,837 SF warehouse. Key improvements included structural modifications such as removing a mezzanine support column to create a clear-span space, along with envelope enhancements like installing new exterior windows and skylights to increase natural light. To address the site’s proximity to a residential neighborhood, an acoustic and thermal separation wall was added to minimize noise and improve energy efficiency.
